Picture Canggu today and you'll think of endless scooters, cafés with queues, and land prices that have shot into the absurd. That's exactly why attention is moving a little further out — and one of the most interesting directions in Bali is Tumbak Bayuh.

Tumbak Bayuh is a village in the Mengwi district of Badung Regency, north of Canggu and right next to Pererenan. Administratively it belongs to Mengwi, but because it sits so close to Pererenan, many agencies simply list it as part of the "Pererenan area". What matters for you is this: it's a calm, green area surrounded by rice fields — yet minutes from everything that makes Canggu Canggu.

Where exactly it is

Tumbak Bayuh sits slightly inland, not right on the coast. That doesn't mean you're far from the beach — quite the opposite. Drive times from the area:

Tumbak Bayuh isn't just "a nice quiet spot". It's part of the Mengwi corridor, which has become one of the most dynamic parts of the island. A few concrete data points worth your attention:

The Mengwi corridor (Tumbak Bayuh, Munggu, Cemagi, Seseh) recorded a 17.7% year-over-year jump in transaction volume in 2025 — the steepest growth rate on all of Bali. Land prices, meanwhile, sit around 30–50% below central Canggu. That's the classic setup of an area "before the inflection point".

Add to that the infrastructure: the planned Gilimanuk–Mengwi toll-road extension in 2026–2027 is set to connect the area even better. And plots here tend to be larger than the cramped parcels in Canggu — meaning you can build with intent, rather than squeezing a villa onto every spare metre.

Investors looking for "the next Pererenan" are already deploying capital here. The question isn't if, but how soon.

Liquidity is lower than in the Canggu corridor — if you needed to sell quickly, your timeline could be 6–12 months longer. So Tumbak Bayuh is more of a medium-to-long-term play than a quick flip. And because the area is inland, you won't buy beachfront here — but in exchange you get calm and rice-field views.
